  1. Where are the community bylaws and other documents located? All community documents can be found on our website www.walneyoaks.com under Downloads
  2. How often are the Design Guidelines updated? They are reviewed and updated every two-five years
  3. Where can I find an Application for the Architectural Review Board? The application is found in the Community Design Guidelines and Design Review Application document available under Downloads on the community website – www.walneyoaks.com

ARB Violation Administrative Cost Recovery

  1. Can I appeal a violation notice? As always (no change)
  2. I have received violation notices in the past, am I responsible for any related administrative fees for these past notices? Notifications received prior Oct 7th, 2021 are not counted as part of the cost recovery
  3. How do I stop receiving violation notices? Abate violations received and ensure the property remains within the ARB guidelines
  4. When do community walk-throughs occur? Typically once per season
  5. The last owner received violation notices and do they count per house or owner?  The count resets with change of ownership so notifications received prior to the purchase do not count for the new homeowners
  6. What is considered a violation (no change)? Items that reduce property value, are not aesthetically pleasing or are in violation of Walney Oaks ARB guidelines.

Common Areas

  1. What are the common areas of the community? The all-purpose ball-field and basketball court on Penny Tree Place, the tot lot on Gaston Street, and the walking trails behind the community that belong to Fairfax County
  2. Who can use the ball-field, basketball court and tot lot? Any resident of the community and their guests can use the ball-field, basketball court and tot lot. It is requested that you and your guests clean up after yourselves and dispose of all trash in the available trashcans in order to keep our community clean.

Snow Removal

  1. Who is responsible for snow removal in the community? VDOT is responsible for clearing all streets in the community (Eagle Chase, Morningdale, Rose Lodge, Gaston and Shady Point) EXCEPT Penny Tree Place. The HOA contracts for snow removal on Penny Tree Place as this is a private road maintained by the HOA. Snow removal on the community streets serviced by VDOT is completed on their schedule. The HOA has no control over when the streets (other than Penny Tree Place) are cleared. Penny Tree Place is contracted to be plowed when at least 2 inches of snow has fallen at Dulles International Airport.
  2. As a homeowner, what am I responsible for clearing?
    • All homeowners should clear the snow and ice from any sidewalks in front of their house to make the sidewalks safe and passable for all residents
    • Any homeowner living on a pipestem should work together with your neighbors to clear the pipe stem for safe passage by all who live on the pipestem
    • It is recommended that you clear the area around any fire hydrants on your street
    • It is recommended that you clear the area in front of your mailbox so the postal service can safely deliver your mail

Trash and Recycling

  1. Who provides our trash service? Republic Services is our service provider. Our services are provided under a contract for the community: Walney Road HOA
  2. How can I contact them if I have a question?

    • Be sure to give them your address and tell them you are part of the Walney Road HOA service contract
  3. When is trash and recycling collected?
    • Regular household trash is collected every Tuesday and Friday
    • Recycling is collected every Tuesday
    • Yard waste is collected every Wednesday generally from March through November/December. Additional dates will be provided for Christmas Tree Removal
  4. What are the requirements for yard waste?
    • Yard waste needs to be in paper or biodegradable bags or in a trash can marked Yard Waste
    • Branches must be trimmed and tied in bundles no larger than 4 feet long by 4 feet high
  5. How do I request a new trash can or rollaway recycling container?
    • Call Republic Services at 703-818-8222
    • Provide your address – reminding them your address is serviced through the Walney Road HOA Service Contract
    • Place your old can by the curb for removal
    • New cans are typically delivered on Fridays and the damaged can is removed
